Leedon Green is a luxury condominium project by Asia Radiant, a joint venture of Yanlord Land Group and MCL Land. Asia Radiant won the tender for the en bloc purchase of the Tulip Garden site with a winning bid of $907 million. The winning bid was a 20% premium over the reserve price of $753 million.
MCL Land is a reputable major developer in the Singapore real estate industry. With a wealth of experience and know-how accumulated through the company’s 50 years tradition in building quality homes, MCL Land has a knack for delivering homes that matches home buyers’ desire and needs. MCL Land is also the developer of Parc Esta, a recent hot selling development.
While Leedon Green is Yanlord Land Group’s debut project in Singapore, the firm has already established a strong presence in major Chinese cities including Tianjin, Suzhou, Nanjing, Shanghai, Chengdu. A highly experienced developer that specialises in large-scale project in prime and high-end residential developments, Yanlord is set on maintaining and delivery the same high standards and quality assurance at Leedon Green condo.
Leedon Green is located at Farrer Road on the site of the 33 years old Tulip Garden.
Main access by vehicle to Leedon Green is via major axis Farrer Road. From Farrer Road, it is easy to connect to the Pan Island Expressway. Orchard Road, Dempsey Hill and Holland Village are several important destinations that are 3-, 5- and 8-minutes short drive away respectively, by turning out from Farrer Road to Holland Road.
The closest MRT station at Leedon Green is Farrer Road MRT station, which is part of the Circle Line MRT, about 8 minutes stroll away. It only takes 1 stop from Farrer station to Holland station.
At the vicinity of Farrer Road MRT station is Empress Market, a wet market and food center. Holland Village and its many amenities are approximately 10 minutes stroll away.
There are several schools nearby to Leedon Green such as Nanyang Primary School, New Town Primary School and Raffles Girls Primary which are within 2 km away.
Topping it all, Leedon Green is located in district 10, an upscale residential neighbourhood.
Welcome to A Prestigious Neighbourhood – The Farrer-Holland Enclave
Leedon Green is entrenched in an affluent neighborhood of Cornwall Gardens – Leedon Park Good Class Bungalow estate. This is a premium neighborhood where your neighbors are the most famous and among the richest people in Singapore. There is nice ring of exclusiveness and sense of security living in such an estate.
Furthermore, Leedon Green is the latest condominium to the private condominium enclave that is made up of D’leedon, Leedon Heights and several other smaller developments. Compared to other neighborhoods in prime District 10, the housing prices here appear underpriced in relative. The recent surge in en bloc collective sale seems to suggest to this factor as well (Edgeprop 12 Mar 2018). These factors alone make the location a well-sought after address for the discerning and well-heeled.
Rare Development Size with Strong Attributes
Comparatively, Leedon Green’s land size of 316,708 square feet dwarfs in comparison with Leedon Residences at 522,326 sqft and D’leedon’s massive 840,049 sqft. However, the land size of former Tulip Garden is the third largest piece of land in the area and is still a sprawling entity.
In the foreseeable future, it is probably the final large plot of land in the area as the neighborhood has been completely built-up. Moreover, it is a large land size of freehold tenure with strong attributes like near good amenities and MRT station.
Competitive Pricing For Leedon Green?
Although there is no indicative pricing as of yet for Leedon Green, we can estimate the breakeven price for Leedon Green to be around $2,387 per square feet. In the same month of April 2018 when Asia Radiant acquired Tulip Garden, Olina Lodge, another Freehold plot that is also walkable to Holland Village was sold. The breakeven psf for Olina Lodge is approximately $2,120.
While Leedon Green is more probably going to be more expensive than Olina Lodge, it does have strong attributes such as better connectivity to MRT and a large land size for facilities and landscaping.
Perhaps the strongest underpinning factor for Leedon Green price tag is the sale of the site for upcoming One Holland Village, an integrated project by Far East. The estimated breakeven price for the leasehold land in Holland Village is $2,498 psf. Units might cross the $3,000 psf mark when looking at such a breakeven price. Leedon Green’s freehold apartments 1 MRT stop away might be a less risky bet for some buyers in comparison.
No Lack of Amenities
If you look at Leedon Green on a map, you can see that the development is surrounded by popular centers of amenities such as Holland Village, Dempsey Hill, Orchard Road and Empress Market.
Walking along Lorong Mambong, one is transported to a European market street where eateries, restaurants and pubs lined the street. Whether one’s in the mood for Western, Asian or middle-Eastern, traditional or contemporary cuisine, there’s something there. For drinkers, Wala Wala, Harry’s and Tango’s are popular thirst-quenching spots for a pint of European craft beer.
Stop by the Thambi Magazine Store at Holland Road Shopping Centre for today’s papers. An iconic relic from Holland Village’s humble beginnings since the 1940s till present, the store has a large variety of magazines that is not easily available elsewhere.
The upcoming One Holland Village aims to further enhance the Holland Village experience with 13,500 square meters of retail space, communal space for ad hoc markets and street performances, park space with a carefully evolved streetscape inconsistent with the existing look and feel.
Branded as an educational and lifestyle destination for those who desire to live it up, Dempsey Hill has an old-world feel that melts nicely with modern lifestyle comforts of retail and food. Choke-full of epicurean choices, this rehash of a former British army barracks has an interesting choice of a mid-high range of dining options. The retail shops here cater predominantly to an expat and well-heeled community that has a leaning towards art and culture.
This place needs little introduction. It is a world-famous street where glamorous retail mall and luxury boutiques congregate. No lack of average to elaborate on dining choices. In the recent Draft Master Plan of 2019, the Urban Redevelopment Authority has ear-marked Orchard Road for further development by evolving the Orchard Road experience with new buildings, more spaces for events and interaction with the community, better traffic flow and more biophilic features of park spaces.
Within 10 minutes walk from Leedon Green, Empress Market is a source for fresh produce and local hawker delights. If you fancy a more down-to-earth dining location that is friendlier on the wallet with famous local delights such as Hainanese Chicken Rice, Wanton Mee and Beef Hor Fun, head down to Empress Market for a casual dinner.
