Leedon Green is a luxury condominium project by Asia Radiant, a joint venture of Yanlord Land Group and MCL Land. Asia Radiant won the tender for the en bloc purchase of the Tulip Garden site with a winning bid of $907 million. The winning bid was a 20% premium over the reserve price of $753 million.

The breakeven psf for Olina Lodge is approximately $2,120.

While Leedon Green is more probably going to be more expensive than Olina Lodge, it does have strong attributes such as better connectivity to MRT and a large land size for facilities and landscaping.

Perhaps the strongest underpinning factor for Leedon Green price tag is the sale of the site for upcoming One Holland Village, an integrated project by Far East. The estimated breakeven price for the leasehold land in Holland Village is $2,498 psf. Units might cross the $3,000 psf mark when looking at such a breakeven price. Leedon Green’s freehold apartments 1 MRT stop away might be a less risky bet for some buyers in comparison.
