Leedon Green is a luxury condominium project by Asia Radiant, a joint venture of Yanlord Land Group and MCL Land. Asia Radiant won the tender for the en bloc purchase of the Tulip Garden site with a winning bid of $907 million. The winning bid was a 20% premium over the reserve price of $753 million.
MCL Land is a reputable major developer in the Singapore real estate industry. The closest MRT station at Leedon Green is Farrer Road MRT station, which is part of the Circle Line MRT, about 8 minutes stroll away. It only takes 1 stop from Farrer station to Holland station.

Although there is no indicative pricing as of yet for Leedon Green, we can estimate the breakeven price for Leedon Green to be around $2,387 per square feet. In the same month of April 2018 when Asia Radiant acquired Tulip Garden, Olina Lodge, another Freehold plot that is also walkable to Holland Village was sold. The breakeven psf for Olina Lodge is approximately $2,120.
While Leedon Green is more probably going to be more expensive than Olina Lodge, it does have strong attributes such as better connectivity to MRT and a large land size for facilities and landscaping.
Perhaps the strongest underpinning factor for Leedon Green price tag is the sale of the site for upcoming One Holland Village, an integrated project by Far East. The estimated breakeven price for the leasehold land in Holland Village is $2,498 psf. Units might cross the $3,000 psf mark when looking at such a breakeven price.
